The "Real Numbers" calculator text messaging program is operated by Cantaur LLC, through Gary Gooden, Real Estate Advisor at eXp Realty. If you check the optional SMS consent box on our access form when requesting the Mortgage Calculator, Loan & Debt-to-Income Calculator, Home Value Estimator, or Seller Net Sheet, you consent to receive text messages related to your inquiry at the phone number you provide. Agreeing to receive text messages is not a condition of using the calculators or of purchasing any goods or services.
You opt in to this program by entering your phone number and checking the unchecked-by-default SMS consent box on our access form, which appears next to a full disclosure and links to these Terms and our Privacy Policy. Checking the box is optional: you can leave it unchecked and still use all of the calculators. If you do check it, your consent is recorded with a timestamp at the moment you submit the form.
After opting in, you will receive an instant confirmation text with a link to your unlocked calculators, followed by up to two brief follow-up texts over the following days checking in on your results and offering to answer questions. This is a short, finite onboarding sequence — this program does not send ongoing or recurring marketing texts. Message frequency may vary based on your interaction with the Tools.
Message and data rates may apply, depending on your mobile carrier and plan. Message frequency varies.
You can cancel text messages at any time by texting STOP. After you send the message "STOP," we will confirm your opt-out status and send you no further messages. If you would like to resume receiving messages, you may opt in again as described above.

Carriers are not liable for delayed or undelivered messages. As with most SMS programs, this program is supported by major U.S. wireless carriers, including but not limited to AT&T, T-Mobile, Verizon Wireless, and others.
Your information is handled in accordance with our Privacy Policy. Mobile information and text messaging consent will not be shared with third parties or affiliates for marketing or promotional purposes.
We may update these Terms & Conditions from time to time. Any changes will be posted on this page with an updated effective date.
